When you type the property's postcode, we check the public record live: Land Registry, the EPC register, Environment Agency data and Ordnance Survey. Anything it knows (tenure, year built, last sale price, flood risk) gets filled in for you, so the form is shorter and the quotes are priced on the actual property rather than padded for the unknown.

That's entirely your decision. We screen and monitor every firm on the panel, but we don't push you to any of them. We'd suggest comparing the fixed fees, the Google review scores, and having a quick call with your favourite before instructing.
